In countries that experience seasons, it is known that spring is the best time to sell a home. However, in Trinidad and Tobago, where there aren’t 4 seasons, it can be difficult to figure out when is the optimal time to sell. Regardless of external factors, the best time to sell a home is when the owner makes their personal decisions after considering key factors.

1. What is the current state of the market?

One of the key factors you want to look at is the state of the market. Is it a buyer’s market or a seller’s market?


A buyer's market occurs when there are more homes for sale but there is a shortage of buyers. Thus, supply exceeds demand and buyers have more leverage in negotiation and sellers tend to compete with each other to attract buyers.


A seller's market, on the other hand, is when there are many buyers but fewer homes in the real estate market. In this case, demand exceeds supply and buyers must compete with each other to obtain a property.


It can be difficult to know the state of the market without consulting a real estate agent. Not only can they tell you how the local market is at your time of selling, but they will also give you key insights into how your home would perform against the external economic and/or social environment.

Before putting your house on the market you want to assess how your home appeals to potential buyers and how can it compete with other properties. Even if you are in a rush to sell your home, consider what repairs and improvements may be necessary to sell your home at a price that is fair to both you and the buyer.
